Description
Coakley and Williams is hiring a Project Scheduler (Commercial Construction) to join our team in Bethesda, MD. The Project Scheduler is responsible for developing, managing, and analyzing construction project schedules across preconstruction and active project phases. This role partners with project teams, preconstruction, and clients to ensure accurate timelines, identify risks, and support successful project delivery.


Key Responsibilities:





  • Develop project schedules for proposals and preconstruction in collaboration with marketing and preconstruction teams.
  • Create and maintain detailed baseline schedules and monthly updates across multiple projects.
  • Perform critical path analysis and identify schedule risks and opportunies.
  • Resource-load and cost-load schedules to support owner payment applications.
  • Monitor field progress and validate subcontractor schedule updates.
  • Track schedule impacts and support delay and time impact analysis.
  • Communicate schedule changes, risks, and mitigation strategies to project stakeholders.
  • Develop Work Breakdown Structures and activity coding.
  • Integrate vendor, consultant, and subcontractor schedules into master schedules.
  • Provide weekly schedule status updates and reporting.
  • Develop schedule scenarios, including what-if analysis and change fragments.
  • Analyze schedule deviations and recommend corrective actions.
  • Participate in preconstruction, bidding, and proposal development, including RFP responses and presentations.
  • Build and maintain relationships with clients, subcontractors, and industry partners.
  • Support project closeout activities to meet contract and financial milestones.




Basic Qualifications:





  • Minimum 5 years of experience on commercial construction projects valued at 10M or more.
  • Bachelor's degree in Construction Management, Engineering, Business, or related field.
  • Proficiency in Primavera P6 or comparable scheduling software.
  • Strong written and verbal communication skills.
  • Ability to manage multiple priorities across concurrent projects.
  • Strong organizational and problem-solving skills.




Preferred Qualifications:





  • Experience with Microsoft Office, Bluebeam, and BIM tools.
  • Knowledge of advanced scheduling techniques, risk analysis, and risk management

  • Ability to sit, stand, walk, bend, and lift up to 50 pounds as needed.


  • Exposure to active construction environments, including equipment, weather, and varying site conditions.
  • Schedule may include evenings or weekends based on project needs.

Wage Transparency:


In accordance with the Maryland Wage Transparency Law, the base salary range for this position is: $95,000-$130,000 yr.

The determination of salary is based on the candidate's individual professional experience, qualifications, education, skills, and training.
