Student Housing is a self-funded, large and complex campus department consisting of 6 housing communities and 3 support units, with more than 300 staff employees, 300-400 student employees and an annual operating budget of $120 million. Student Housing provides housing for approximately 9,000 undergraduates, graduate students and their families in over 250 buildings and approximately 3.3 million sq. ft.
Currently, Student Housing houses 51% of UCI's enrolled students (in conjunction with American Campus Communities, UCI's 3rd party housing partner) with a goal of housing 60% as part of the campus Long Range Development Plan (LRDP). Student Housing also provides maintenance and repair services to student residents.
Your Role on the Team
The Facilities Operations and Capital Projects unit works to build, maintain and operate facilities that promote and support a learning centered and resident focused organization. Under the supervision of the Facility Manager, the incumbent is responsible for the direction and coordination of custodial and maintenance operations. Responsibilities may include weekend work during opening and closing as well as supporting special projects during peak periods of work. May also include after-hours emergency response and cleaning responsibilities. The Operations Assistant Supervisor receives work assignments that are subject to a moderate level of control and review. Directs subordinates providing building maintenance activities to include basic plumbing and pipefitting, carpentry, painting and plastering, service of machinery, electrical maintenance and custodial. Includes call center triage and tracking of repair services. Maintains stock and controls distribution of maintenance-related supplies and equipment. Actively participates and promotes emergency preparedness and response efforts.
What It Takes to be Successful
Required:
- Working knowledge of policies and procedures relative to custodial practices, facilities maintenance, equipment, customer service, dispatch, building maintenance, safety and emergency preparedness.
- Good interpersonal skills, including active listening, critical thinking, ability to multi-task effectively, persuasion / negotiation, mentoring, leadership / supervision, problem solving, operations analysis and quality control analysis.
- Working knowledge in supervising facility maintenance and improvements along with building maintenance work to include one or more of the following: basic plumbing and pipefitting, carpentry, painting and plastering, service of machinery, electrical maintenance and custodial.
- Communicate effectively with a broad variety of individuals in person, on the phone and in writing. Compose reports, letters, instructions and other documents with attention to clarity, tone, composition and mechanics.
- Ability to be flexible and efficiently respond to frequent changes in task focus, competing priorities, and multiple deadlines. Take initiative, set priorities and manage time to complete work orders in a timely manner.
- Functional awareness of the typical hazards of the workplace as well as the special hazards that may be encountered at UCI. Ability to follow established procedures for dealing with such potential hazards.
- Ability to monitor and project expenses, including time, labor and materials.
- Skill using word processing, spreadsheet, database, e-mail and internet applications.
- Skill to prepare, conduct and/or arrange training in relevant maintenance, custodial and safety topics.
- Follow, model and promote conduct that adheres to the University of California Principles of Community.
- Ability to develop and implement policies and procedures to meet evolving needs and a continuous improvement of services.
- Bachelor's degree in related area and / or equivalent experience / training
- Valid California Driver's License
- Minimum 3 years experience supervising maintenance operations or equivalent experience in related area and / or equivalent experience / training.
Driver's License:
- Required to hold a valid drivers license, have a driving record that is in accordance with local policies/procedures, and/or enroll in the California Employer Pull Notice Program.
Preferred:
- Bi-lingual in English/Spanish.
- Experience working in a union environment.
Special Conditions:
- Must be able to communicate in English, both verbally and in writing for instructions for record keeping.
- Must be able to pass a backgrounds check.
- Must be willing to assist in the event of a natural disaster and serve on the Disaster Prep Committee.
- Some overtime and weekend work required.
