Job Description

Position Overview

The Project Director provides leadership, planning, coordination, and direction for a program or multiple projects. This role ensures that all projects are delivered on schedule, within budget, and aligned with client requirements for scope and quality.

The Project Director supports both design and construction phases and serves as a senior field leader responsible for client interface, scope, schedule, and budget oversight. This position reports to the Area Manager.

Essential Duties & Responsibilities

Program & Project Leadership

    Lead planning, design, and construction efforts in accordance with program policies and procedures
  • Develop and implement an overall program implementation plan and master schedule aligned with client priorities
  • Ensure all projects meet budget, schedule, and scope requirements
  • Provide management of program logistics, organization, safety, and manpower utilization
  • Ensure contractor, architect, and engineer adherence to contractual requirements related to safety, performance, staffing, and equipment

Client & Stakeholder Management

  • Serve as primary interface with the client
  • Report and collaboration with the client's senior management team on all project matters
  • Provide financial reporting to the client and bond oversight committee
  • Create and present program and project data clearly to internal and external stakeholders

Program Controls & Performance Management

  • Manage program controls including cost, schedule, and performance activities
  • Track program and project status and provide reports on scheduling, cost control, staffing, and contract requirements
  • Document and report all program/project data accurately and in a timely manner
  • Develop and implement a program quality management system

Risk & Issue Management

  • Identify risks and develop effective mitigation strategies
  • Develop recommended actions and assist in resolving disputes related to design and construction

Team Leadership & Development

  • Supervise project teams and ensure delivery of quality services consistent with Vanir procedures, client goals, and contract requirements
  • Lead employee development through coaching, mentoring, supervision, and training

Contracts & Technical Oversight

  • Develop and review contract documents
  • Ensure compliance with contracts, drawings, specifications, and project requirements

Business Development

  • Develop and maintain A/E/C industry relationships
  • Support marketing and business development efforts to promote Vanir services

Minimum Qualifications

Education

  • Bachelor's Degree in Construction Management, Engineering, or Architecture (required)

Experience

  • 15+ years of experience managing large-scale capital programs delivering project/program/construction management services for public capital programs
  • 10+ years in leadership role
  • Direct experience with K-12 and higher education projects
  • Experience in other markets served by Vanir is beneficial
  • Proven experience managing the full project lifecycle:
    • Pre-construction / planning
    • Design
    • Procurement
    • Construction
    • Closeout / warranty

Technical Expertise

  • Advanced knowledge of:
    • Master planning
    • A/E solicitation
    • Project development
    • Design-phase management
    • Construction estimating
    • Cost management
    • Project controls and scheduling
    • Documentation
    • Engineering and construction principles
    • Contracts and delivery methods
  • Strong understanding of:
    • Contracts, drawings, specifications
    • Project accounting and cost controls
    • Administrative processes and personnel coordination

Communication Skills

  • Ability to communicate clearly and concisely:

Certifications (Preferred)

  • Certified Construction Manager (CCM) preferred
  • Registration as a licensed Architect or Professional Engineer is acceptable
