The University is looking for a Plant Operations Building Technician II. This position at University Facilities Services maintains all of the HVAC controls, instrumentation, and utility metering at the University, ensuring that building HVAC systems operate as efficiently as possible. This involves equipment installation and maintenance, including calibrating sensors, modifying operating sequences, upgrading HVAC controls, and answering space-comfort calls to quickly troubleshoot and diagnose HVAC control problems on-site.

Duties & Responsibilities
  • Installs, maintains and repairs HVAC controls, including pneumatic, electric and electronic controls. Installation requires use of both hand tools and a computer to test and program the system as well as confirm operation. Maintenance requires visual inspection of equipment and confirming with software optimal running performance. Repairing systems include troubleshooting and diagnosing both with physical components and software.
  • Replacing parts or changing the program to ensure the components are operating as intended.
  • Troubleshoots and repairs HVAC control problems, including dampers, coils, HVAC steam related controls, small air handling equipment and all types of valves.
  • Adjusts and calibrates pneumatic/electronic devices.
  • Inspects and services controls on a scheduled basis.
  • Responds to service calls and troubleshoots problems.
  • Troubleshoots and tests controls using digital multi-meters, anemometers, infrared thermometers, gages, and digital/analog manometers.
  • Prepares estimates for the repair and/or installation of new HVAC systems and makes recommendations for such repairs and services.
  • Assists in training and developing apprentices by providing on the job instruction to basic tasks.
  • Performs housekeeping duties to maintain a clean, uncluttered and safe work environment and ensures shop equipment is in proper working conditions.

Knowledge, Skills and Abilities:

  • Demonstrated knowledge of the tools, materials, and test equipment used in the installation, maintenance, and repair of HVAC control systems.
  • Skill in installing, adjusting, and repairing HVAC control systems.
  • Skill in reading and understanding schematics of electrical and electronic circuits.
  • Skill in analyzing HVAC malfunctions from performance and test equipment readings and determining appropriate repairs.

Physical Requirements:

  • Ability to transport, lift and move a maximum of 50 pounds.

Minimum Qualifications
  • High school diploma or high school diploma equivalency is required.
  • In addition to the education and experience minimum qualifications, apprenticeship program or technical training experience required.
  • Three years of relevant experience, or equivalent combination of education and work experience.
  • Ability to drive according to the University Fleet Safety Policy.
Preferred Qualifications

  • Experience in at least one HVAC control protocol (e.g. Lon, BacNet, N2).
  • Experience in at least one brand of digital controls (e.g. Distech, Allerton, Honeywell).
  • Experience in either procedural or graphical programming of HVAC controls.
  • Experience with the use of Apps on Mobile Devices.
  • Experience with Lonworks protocol.
  • Experience with Tridium AXFamiliarity with Tridium R2.
  • Experience working with controls from two or more of the following vendors: Distech, Johnson Controls, Trane, Barber Coleman, Circon, Invensys I/A, Siemens, Honeywell.
