What this job involves:

The Assistant General Manager functions alongside and in the short-term absence of the General Manager as the professional-in-charge of specific commercial real estate assets. This position is responsible for all aspects of client and tenant satisfaction while working with the PM or GM to achieve stated financial results and operating objectives. The AGM ensures thorough understanding of client investment objectives, develops property-specific strategic plans, and oversees implementation of approved initiatives by managing and coordinating property teams including leasing specialists, vendors, contractors, and building employees.

Your day-to-day tasks will include:

* Assist with preparation and review of annual jurisdictional forms and filings including income & expense reports, real estate tax payments, and property tax filings

* Work with Client Accounting Services to manage accounting processes, direct on-site bookkeeping functions, and oversee collection processes

* Prepare and review financial documents including tenant billing processes, occupancy rates, lease expiration tracking, and monthly financial reporting for clients

* Create and regularly report on asset management plans while inspecting facilities and equipment to determine service requirements

* Draft contracts within 24-48 hours, conduct vendor follow-up, and assemble mandated contract package documents for review and signature

* Competitively bid and prepare service contracts, analyze contract bids, and submit recommendations to Vice President for execution

* Maintain role as primary/secondary contact for tenants regarding service requests and proactively meet with tenant representatives on scheduled basis

* Directly supervise building employees and carry out supervisory responsibilities including interviewing, hiring, training, performance appraisal, and discipline

* Oversee tenant move-in/move-out processes to minimize disruption to established tenants

Desired experience and technical skills:

Requirements:

* Associate or bachelor's degree required

* Minimum of three (3) years of commercial real estate or property management experience

* Strong communication skills with ability to read, analyze, and interpret legal documents, lease agreements, and government regulations

* Ability to effectively present information and respond to questions from senior management, clients, tenants, vendors, and peers

* Mathematical skills including ability to calculate discounts, interest, commissions, prorations, percentages, and basic rent measurements

* Proficient knowledge of Microsoft Office Suite and other standard Jones Lang LaSalle software programs

* Capability to manage construction projects such as tenant improvements, restroom renovations, and major repair/maintenance projects

Preferred:

* Finance or Accounting degree preferred, advanced degree a plus

* Real estate license strongly recommended and may be required in some states

* LEED AP or GA accreditation preferred

* Experience with tenant improvement project management

* Knowledge of building operations and life safety systems

Salary: $79,640 - $97,570
