Maintenance Specialist Responsibilities:

We are seeking a dedicated Maintenance Specialist to join our Facility Services Team at the Global Headquarters in Allentown, Pennsylvania.

Reporting directly to the Lead Maintenance Supervisor, this role is responsible for coordinating both in-house maintenance operations and the execution of service contracts with external providers. The Maintenance Specialist will play a key role in ensuring the smooth operation and upkeep of our headquarters facility, which includes administrative offices, R&D laboratories, and various support buildings.

Key Responsibilities:
  • Oversee and coordinate both planned and unplanned maintenance activities across the facility.

  • Manage relationships and performance of on-site service providers, including food services, landscaping, and custodial operations.

  • Collaborate with internal maintenance teams to ensure timely and effective resolution of facility issues.

  • Develop and maintain strong working relationships with vendors, contractors, and internal stakeholders.

  • Support the operation and maintenance of critical infrastructure systems, including:

  • HVAC systems

  • Central chilled water plant

  • High-efficiency condensing boilers

  • Site water and compressed air systems

  • Industrial electrical distribution

  • Solar energy array

  • Fire protection systems

  • Wastewater and stormwater management

  • Assist with facility-related project services, including space reconfigurations and lab modifications, often involving niche equipment.

  • This position offers the opportunity to give to the reliable and sustainable operation of a world-class facility, supporting a wide range of business and research functions.

Required Skills & Abilities:
  • Champion a safety-first culture by enforcing Air Products' Basic Safety Practices, including issuing safety work permits, Lockout/Tagout (LOTO), and confined space entry procedures.

  • Lead by example in promoting site safety, holding both contractors and internal teams accountable to established safety standards without exception.

  • Coordinate and oversee work performed by external service vendors, including landscaping, snow removal, custodial services, pest control, roofing, doors/windows, and food services.

  • Demonstrate strong troubleshooting skills across mechanical, electrical, and control systems, with the ability to identify root causes and implement cost-effective, sustainable solutions.

  • Utilize a Computerized Maintenance Management System (CMMS) to manage daily operations, track work orders, and streamline maintenance workflows.

  • Manage and execute preventive maintenance programs using both internal staff and contracted resources.

  • Support site emergency response efforts, including spill containment, medical incidents, and building or site-related emergencies.

  • Maintain a working knowledge of union labor agreements and foster positive relationships with bargaining unit personnel.

  • Build and sustain strong relationships with key stakeholders to ensure timely and effective resolution of facility needs.

  • Contribute to project work involving space reconfigurations and general site improvements.

  • Monitor and respond to evolving campus conditions and priorities to support dynamic business requirements.

Education and Licensing Requirements:
  • Bachelor's Degree or equivalent work experience.

  • Minimum 4 years of progressively responsible experience in management of maintenance activities, and contract administration in the field of facilities management.

  • Ability to communicate effectively across all levels of the organization.

  • Demonstrated ability to manage relationships with key stakeholders and business partners.

  • Experience with CMMS systems preferred.

  • Experience managing modern office and laboratory facilities preferred.

  • Previous experience working with Building Automation Systems (BAS) preferred.

Work Hours & Benefits:

Monday - Friday 7:30 am to 4:30 pm with an on-call rotation. Hours may fluctuate based on project needs.
