We are looking for a Mortgage Loan Processor II to join our team! The salary range for this position is $22.91 to $28.64 per hour based on skills and experience. This position is classified as Hybrid, which means that they will work in the office 2 or more days a week.
Role:
The Mortgage Processor II is responsible for managing a pipeline of mortgage loan applications from submission through final approval. This role requires intermediate-level processing knowledge, the ability to analyze and validate borrower documentation, and collaboration with loan officers, underwriters, and third-party vendors to ensure timely and compliant loan closings. The Processor II position is suited for candidates with proven experience in residential loan processing and a strong understanding of conventional and government loan products.
Major Duties and Responsibilities:
*Identify and escalate issues that could impact loan approval or closing.
*Ensure compliance with all federal, state, and investor guidelines including TRID, RESPA, and ECOA.
*Manage pipeline of 15-20 loans to meet productivity and quality benchmarks; prioritize high-priority and time-sensitive files.
*Review incoming loan files for completeness and accuracy upon submission; validate required disclosures and documentation.
*Collect and analyze borrower documentation including income, assets, liabilities, and credit and AUS Findings to determine program eligibility.
*Submit complete loan files to underwriting within established turn times; address and satisfy conditions in a timely manner.
*Communicate effectively with loan officers, borrowers, title companies, and third-party vendors to ensure timely closings.
*Order and track third-party services including appraisals, title, insurance, verifications, and VOEs.
*Maintain accurate records in the Loan Origination System (e.g., Encompass, Empower) and update status and notes throughout the process.
Experience:


  • Minimum of 3-4+ years of mortgage loan processing experience with both conventional and government (FHA, VA, USDA) loan types.
  • Working knowledge of TRID, RESPA, TILA, and other applicable mortgage compliance regulations.
  • Proficiency with Loan Origination Systems (LOS), such as Encompass or Empower.
  • Strong attention to detail, analytical thinking, and organizational skills.
  • Ability to manage multiple files in a fast-paced, deadline-driven environment.
  • Excellent written and verbal communication skills



Education/Certifications/Licenses
A two-year college degree or completion of a specialized course of study at a business or trade school equivalent to approximately 64 credit hours.

Physical Requirements
Is able to bend, sit, and stand in order to perform primarily sedentary work with limited physical exertion and occasional lifting of up to 10 lbs. Must be capable of climbing / descending stairs in an emergency situation. Must be able to operate routine office equipment including computer terminals and keyboards, telephones, copiers, facsimiles, and calculators. Must be able to routinely perform work on computer for an average of 6-8 hours per day, when necessary. Must be able to work extended hours or travel off site whenever required or requested by management. Must be capable of regular, reliable and timely attendance.
Working Conditions
Must be able to routinely perform work indoors in climate-controlled shared work area with minimal noise.
Mental Requirements
Must be able to perform job functions independently or with limited supervision and work effectively either on own or as part of a team. Must be able to read and carry out various written instructions and follow oral instructions. Must be able to complete basic mathematical calculations, spell accurately, and understand computer basics. Must be able to speak clearly and deliver information in a logical and understandable sequence. Must be capable of dealing calmly and professionally with numerous different personalities from diverse cultures at various levels within and outside of the organization and demonstrate highest levels of customer service and discretion when dealing with the public. Must be able to perform responsibilities with composure under the stress of deadlines / requirements for extreme accuracy and quality and/or fast pace. Must be able to effectively handle multiple, simultaneous, and changing priorities. Must be capable of exercising highest level of discretion on both internal and external confidential matters.
