We are looking for a Mortgage Disclosure Specialist- Team Lead to join our team! The salary range for this position is $22.91 to $28.64 per hour based on skills and experience. This position is classified as Hybrid, which means that they will work in the office 2 or more days a week.
Role:
The Disclosure Specialist Team Leader is responsible for leading the mortgage disclosure team and ensuring accurate, compliant, and timely generation of all mortgage-related disclosure documents, including Loan Estimates (LE), Closing Disclosures (CD), and Change of Circumstance (COC) notices. This position plays a key role in maintaining regulatory compliance under TRID, RESPA, Regulation Z, ECOA, and HMDA, and in ensuring a seamless borrower experience throughout the mortgage process.
Major Duties and Responsibilities:


  • Oversee the day-to-day operations of the disclosures team to ensure adherence to regulatory timeframes and internal service level agreements. Review and audit disclosure documents to ensure accuracy, completeness, and compliance with federal and investor requirements. Monitor pipeline for new and existing loans requiring disclosures; ensure timely issuance of initial disclosures and any re-disclosures triggered by changes.
  • Supervise, coach, and mentor disclosure specialists by providing regular feedback, guidance, and performance reviews. Act as a liaison between compliance, processing, sales, and underwriting teams to resolve disclosure-related issues and interpret regulatory requirements. Serve as the subject matter expert (SME) on TRID, RESPA, Regulation Z, Regulation B, ECOA, and HMDA within the team.
  • Maintain up-to-date policies and procedures related to disclosures and recommend updates as regulations change. Assist with system configuration, testing, and issue resolution in the Loan Origination System (e.g., Empower, Encompass).
  • Support internal and external audit and quality control reviews related to disclosures. Track and report team productivity and accuracy metrics; implement improvement strategies as needed.



Experience:


  • Minimum of 3-5 years of experience in mortgage disclosures
  • Minimum of 5 years of hands-on experience working with RESPA, Regulation Z (TILA), Regulation B (ECOA), ECOA, and HMDA compliance requirements.
  • In-depth knowledge of mortgage regulations and disclosure requirements under TRID, TILA, RESPA, and other applicable federal laws.
  • Proficiency with Loan Origination Systems (LOS), particularly Empower, Encompass, or equivalent platforms.
  • Demonstrated leadership and team management skills with a focus on training, motivation, and collaboration.
  • Excellent organizational skills with the ability to prioritize multiple tasks under strict deadlines.
  • Exceptional attention to detail and accuracy in document preparation and review.
  • Strong analytical, problem-solving, and communication skills.


Education/Certifications/Licenses


  • High school diploma or equivalent required;
  • Associate's or bachelor's degree in business, Finance, or a related field preferred.

Physical Requirements
Is able to bend, sit, and stand in order to perform primarily sedentary work with limited physical exertion and occasional lifting of up to 10 lbs. Must be capable of climbing / descending stairs in an emergency situation. Must be able to operate routine office equipment including computer terminals and keyboards, telephones, copiers, facsimiles, and calculators. Must be able to routinely perform work on computer for an average of 6-8 hours per day, when necessary. Must be able to work extended hours or travel off site whenever required or requested by management. Must be capable of regular, reliable and timely attendance.
Working Conditions
Must be able to routinely perform work indoors in climate-controlled shared work area with minimal noise.
Mental Requirements
Must be able to perform job functions independently or with limited supervision and work effectively either on own or as part of a team. Must be able to read and carry out various written instructions and follow oral instructions. Must be able to complete basic mathematical calculations, spell accurately, and understand computer basics. Must be able to speak clearly and deliver information in a logical and understandable sequence. Must be capable of dealing calmly and professionally with numerous different personalities from diverse cultures at various levels within and outside of the organization and demonstrate highest levels of customer service and discretion when dealing with the public. Must be able to perform responsibilities with composure under the stress of deadlines / requirements for extreme accuracy and quality and/or fast pace. Must be able to effectively handle multiple, simultaneous, and changing priorities. Must be capable of exercising highest level of discretion on both internal and external confidential matters.
