Senior Director of Construction

Job Summary

The Senior Director of Construction is a highly motivated leader who manages, coaches, and supports multiple Construction Project Teams with all construction management and related activities throughout project life cycle, from Preconstruction planning to Project Closeout.

Education/Certificates

  • High school diploma or equivalent required. Bachelor's degree preferred.

  • Valid driver's license required.

  • OSHA 10-hour and 30-hour certification preferred.

  • CPR/First Aid certification preferred.

Experience

  • Minimum of 15 years of multifamily new construction experience as a Project Manager and/or Superintendent

  • Experience in a leadership position and in managing a team.

  • Strong adherence to ethical standards including, but not limited to, the ability to maintain confidentiality and fiduciary responsibilities.

  • Ability to cultivate, manage, and foster relationships with internal and external partners at Project and regional level(s) (e.g,, Development, Property Management, Consultants, etc.).

  • Excellent attention to detail, effective verbal and written communication, critical thinking, and problem-solving skills.

  • Ability to set and follow complex oral and written instructions and set, manage, and exceed goals and deadlines on a consistent basis.

  • Comprehensive knowledge and understanding of construction documents, drawings and specifications, construction means, methods and materials, contracts and budgets.

  • Advanced knowledge of financial reports, including proformas, cash flow projections, etc.

  • Advanced knowledge and experience managing project schedules and budgets to ensure projects are completed on-time and on-budget.

  • Ability to manage complex construction-related business challenges and relationship management (both internal and external) with professional teamwork at all times and a sense of urgency when appropriate.

  • Ability to collaborate with Preconstruction Team in developing logistics plan, value engineering opportunities, and Project estimates through Project life cycle.

  • Advanced computer skills and familiarity with Microsoft Outlook, Microsoft Project (or equivalent), Word, Excel, Bluebeam, and construction management software (Procore preferred).

  • Ability to work unsupervised hours and flexible hours.

  • Reliable transportation for travel to multiple project sites, as needed.

Essential Duties

  • Ensure Projects and Project Teams are in full compliance with Builders' Risk, safety plans, and all related policies and procedures.

  • Ensure the success of assigned regional Projects through the course of construction as it pertains to staffing plan, conformance with construction documents, schedule, budget, quality, and turn to management.

  • Review, analyze, and approve critical path scheduleswith the assistance of the Project Teams.

  • Assist in the review and preparation of GMP documents, including scope development and other required contract exhibits.

  • Review and analyze construction documents, confirming standards are incorporated into Project design and evaluating for potential cost and quality enhancements.

  • Assist in the preparation of consultant, vendor, and contractor agreements, including all documentation and invoice approvals.

  • Ensure project compliance with FHA and ADA requirements, including local jurisdictional requirements associated with the Projects.

  • Review and analyze all Project reports and logs, including progress and cost reports, subcontractor/vendor invoices, contracts, and change orders with Project Teams to verify protocols and progress.

  • Prepare and present monthly development reportsthat accurately forecast Project cost and completion objectives.

  • Assist Project Team with preparation of pertinent contractual notices (i.e., Owner Change Orders, Force Majeure claims, etc.).Lead talent management efforts for Project Team members (e.g., annual evaluations, training opportunities, etc.).

  • Ensure that all associates under supervision are up to date with training and maintain a strong understanding of Fairfield's corporate policies, procedures, and Associate Handbook.

  • Travel as needed per the requirements of specific project assignments.

  • Completes company required training by established deadline.

  • Complies with all Fairfield standards, applicable health and safety rules and regulations, as well as applicable local, state, and federal laws.

  • Any other duties or responsibilities that may be assigned.

Estimated Rate of Pay:

$200,000.00 - $275,000.00

This position is exempt; the range above reflects annual salary.

The pay range displayed for this position is determined by skills and experience required, location and job complexity*. Potential job offers may vary based on the skills, education, and experience an individual candidate holds. This range reflects base rate only, and does not include allowances, perks, commissions or bonuses applicable to this position (if any). In addition to base salary, Fairfield offers all full time associates the following, upon meeting eligibility requirements:

* Pay range is a calculation based on a midpoint price. Fairfield complies with all wage and hour laws, including minimum wage and salary exempt requirements.
