Primary Responsibilities
Monthly ReportingReview monthly and year-to-date results vs budget for accuracy; research variances and add commentary to monthly variance reporting
Prepare property reporting packages for review/approval by SGMs and ownership team; respond to questions/comments and update reports as needed
Lead monthly accruals process by reviewing expenses incurred and not yet paid each month

Budgeting and ForecastingMaintain integrity of Kardin budgeting software (ensure monthly actuals pull over from accounting systems, update chart of accounts for changes, manage lease recoveries set-up and annual true-ups, provide user training & support to team)
Lead annual operating budget process (collect assumptions from SGMs and owners to input into budgeting software, prepare reporting packages, review with SGMs and owners)
Prepare quarterly forecast updates for on-going NOI projections, excess cash flow distributions and/or operating shortfall funding needs

Process Improvement Project SupportSupport projects for continuous efficiency improvements to property management financial reporting systems; examples include designing and automating the following:Kardin reporting package
Quarterly cash forecasting process
Operating cash flow distribution recommendations
Campus expense allocation and split invoicing process

Continuously look for ways to improve property financial reporting efficiency and accuracy with best practices, new software and AI tools

QualificationsUndergraduate degree required with minimum of 3 + years working in a finance function; real estate/property management experience not required, but advantageous to role
High proficiency with Microsoft Office Applications (particularly excel) and accounting software; must embrace technology, system improvements and automating processes
Excellent professional demeanor with the ability to work with a wide range of levels and be both a team player and self-starter
Strong communication skills, both written and verbal
Detail oriented with exceptional organizational skills
This position is on a portfolio of properties in the Greater Boston area with the main office location in Boston, Massachusetts. While this is a primarily on-site position to start, opportunities to work a hybrid on-site/remote schedule will be considered.
